Residencia Services is a division of Residencia Estates that is dedicated to the provision of a complete range of property management services. From its base at the company’s new offices in Elviria Hills, the team of Residencia Services will be responsible for taking care of all those little things that need doing but are difficult to arrange if you don’t speak Spanish, don’t live here all the time or simply want to enjoy your time when you’re here. Developed out of the Residencia Estates After Sales Department, which helps clients to get settled in once they have bought a property, the new division takes the service a step further, not only providing a wider range of services but separating it from the buying process itself. This means that anyone who owns a property in the eastern Marbella region can contact us to manage house maintenance, cleaning, security, babysitters and a host of other services on their behalf.
Although recently established, the service is already proving very popular with residents at Elviria Hills, many of whom have contracted us to keep their properties in tip-top order and prepare the home for their visits. Aimed especially at people who own a holiday home and are not here to look after it the whole year round, Residencia Services will take care of your property during your absence and keep you informed throughout. Because not everybody has exactly the same needs, Residencia Services offers three property management packs, each offering a different combination and level of services.
Property Management
The services offered under this package are specially designed for people who own a holiday home on the Costa del Sol. Your property will be checked twice a month, during which the windows are opened to ventilate the property, toilets are flushed and taps run to avoid bad odours. Meanwhile, the plants inside will be watered, the outside irrigation system checked, terraced tidied and inspected for possible flooding, walls inspected for damp marks, the alarm system and lights tested, light bulbs replaced if necessary and a check carried out to ensure the property is free of damage, signs of possible break-ins or pests. Upon leaving, there is a final checking procedure to ensure that all the doors and windows are properly locked. A detailed report will be sent to you after each inspection, providing information about any damage or maintenance work required. In the latter case, we will request comparative quotes to present to you and be available to supervise on your behalf should you wish us to. The service further includes emptying of your mailbox, to be left at the property or sent on to another home address, depending upon your instructions. If you so desire, we can turn the air-conditioning or under floor heating on before you arrive and having a rental car ready for you. Residencia Services will also be able to assist with such matters as cleaning services, airport pick-up and drop-off, as well as a check-in service for your guests.
